I started my Real Estate career at 19 years old, when I purchased my first home in Rochester's Swillberg neighborhood. As a college student and working a part time Job at United Parcel Service I bought my beaufort St home with little out of pocket using seller financing. A year later after renovating and updating the home I was able to do a cash out refinance and the equity gave me liquidity to buy another property at the city of Rochester tax foreclosure auction. After a long nerve racking day of getting outbid on property after property I eventually held my ballot up long enough to own a house on Raines Park. At 20 years old I now owned two houses without a clue as what to do with them. A couple of days later the UPS driver in the Swillburg neighborhood approached me and offered $700 per month to rent out my house on Beaufort. I couldn't pass it up becoming a landlord gave me the opportunity to live for free while renovating my new house on Raines Park. I spent the entire next year on Raines park renovating all three floors from top to bottom with my girlfriend at the time who is now my lovely wife Melissa. A year later we sold Raines park for a healthy profit and bought a 1 bedroom shack a block a away from lake Ontario near Rock Beach Rd. We refinanced the house by the lake six months later bought 3 more houses like Raines Park. With the once a year auctions not coming up soon enough I began to scour the MLS for more deals to build my portfolio. It became frustrating, by the time I would get a hold of a Realtor schedule to view the property and write an offer all of the good foreclosures had already been sold. It was in 2005 that I became a real estate agent in order to get a step ahead of the game and build my portfolio faster. My first year as a real estate agent I purchased 14 of my own houses and sold over a million dollars in real estate as an agent. How did I do it? Well I fielded many calls at the office from out of state landlords looking to cash in on the USA's best cash flow market Rochester Ny. My niche became providing other landlords with top quality investment properties at excellent returns. It was in 2006 that I opened my own Real Estate brokerage Rock Beach Real Estate, llc. I have continued to provide top quality income properties to local landlords and overseas investors alike. As the value of the dollar fluctuates I have seen many savvy investors from all of the world take advantage of the strength of their currency and cash in on the high yield income properties we have to offer. In 2010 I became licensed as a broker in Florida and have many excellent opportunities their as well.
